Efficiency in general ?!

This here is 9 hole golf course + 400 meters track in 20 hectare area.

Here is the same house as in previous posting but 50 000 € cheaper.

It possibly also looks 50 000 euros cheaper, but it houses the same functions.

here is an 40 000 people city with 3 fairway golf course and 42 tenniscourts etc. All fit nicely in 1100 m x 300 m area ( 33 hectares ).
